Very helpful friendly staff and a nice quiet location away from the main town The mattress was the most uncomfortable I have ever slept on with springs sticking in our backs. I could not recommend this hotel due to the lack of sleep due to this fact
it was a pleasant place to stay and the staff were really nice and helpful the bungalows while being clean and cheerful tended to be small
The rooms were simple and clean. It didn't specify that some of the rooms don't have private bathrooms. I have yet to find a decent mattress in any hotel in Chiang Mai (other than 5 star hotels). The location was very inconvenient, out of the way, hard to find and in a residential area. There is nothing in this town to do, literally.
We chose this hotel primarily because of its fantastic location right outside the gates to the Sukhothai historical park - great for getting those dawn and sunset photos, and also because it looked so great on its website. We weren't disappointed. The decor is rustic, traditional and relaxed but beautiful and with all the amenities, and the pool is perfect. Aside from being right on the doorstep of the historical park, evenings in the old city are a nice peaceful break from city insanity. There's everything you could need close to the hotel - including a 7 Eleven. And I can't speak highly enough about the staff - especially Lucy, who deserves so much thanks for all her help to us. Wifi and bikes handily available from the hotel too. No - loved it. Would go back.

we really made a splendid choice,this little hotel offered to us all the comfort you need for some days off in a wonderful enviroment.we loved the peace,the heartily undemonstrative service.for our intention,visiting the old town and temples it was the best location,just round the corner,5minutes by bikes rented from the hotel.next time we will book it again

we liked the room design, the pool right in the middle of the hotel and the helpful staff who did drive us to the station or the shops in city.

The staff are very helpful. The airport transfer was very good and the staff were very knowledgeable about the local sites, providing maps and good advice. The room was small but comfortable and attractive. The pool also looked nice though I didn't use it. They were also happy to drive me into town before 6pm which was v useful as the hotel is a way out of the main town. I didn't think the dinner I had was particularly good. Breakfast was ok though. The other thing is the distance from the town centre, but they provide a free transfer and free bikes to borrow, which was great, so it wasn't a problem for me.
Many things have been wrong during our stay: room was noisy and bad smell was coming from outside the room. We booked a massage and 2 unprofessional girls (friends of hotel staff we believe) came and created problems to our backs and legs. One of us even decided to not complete the massage.
The rooms were modern and very comfortable. Air-con, fridge, flat screen. Very clean. Not much else going on at the guesthouse, but it is very close to the go-to bars and restaurants in new town (across the street. 7-11 also. They rent motorbikes on site, and it's about a 10-15 minute to Sukhothai Park where the ruins are located. The lady running the joint was extremely pleasant, even after we made a bit too much noise one night. Never felt pressured into anything, never felt like we were in trouble. She was also very helpful, despite the slight language barrier. She knows enough English to be proficient in assisting her guests. For the price we paid there, could not be happier. Definitely stay here if your looking for a comfortable and convenient place to stay. I liked everything, but if you're looking for something with more of a backpacker social vibe, maybe try one of the places across the way (near the Chopper Bar). Pai Guesthouse seemed like nice joint.
